Wyndmoor Hills is a sprawling 12 acre campus located in an affluent northern boundary township of Philadelphia with a gross campus building area of 214,288 square feet. Blueprint represented the court-appointed receiver for the sale of the financially distressed community. Once the receiver took full operational control, Wyndmoor Hills’ performance began to improve with Blueprint’s marketing campaign explicitly showcasing the positive trajectory of the campus. Leveraging its knowledge of active regional buyer prospects, Blueprint effectively marketed the well-located community as an upward-trending, value-add opportunity.
The process resulted in multiple qualified offers with varying capital and operational transition structures. Ultimately, Blueprint recommended that the receiver move forward with a regional acquirer at a compelling valuation that demonstrated a substantial track record turning around troubled facilities. Creatively navigating through several challenges with the receiver’s assistance, Blueprint dynamically managed the transaction through due diligence, licensure approval, and closing.
