The existing asset, located in Agawam, Massachusetts, was vacant at the time of engagement and identified as a great potential candidate for a behavioral healthcare provider due to the strong patient demand, referral networks, and reimbursement for inpatient substance abuse treatment.
Blueprint deployed a targeted campaign to identify behavioral healthcare-focused operators who would push price and terms well beyond vacant skilled nursing values for the client. Ultimately, a large, privately equity-backed substance provider with a real estate partner in tow were selected as the winning bidder based on their price, terms, and execution capability.
In addition to identifying and helping to negotiate attractive sale terms for the Seller, deal execution probability was a key component of this assignment given the capex needed for the asset to be converted to a substance abuse treatment center. Blueprint helped procure a fully executed LOI from the prospective behavioral operator and the REIT within weeks of engagement, resulting in a successful sale and outcome for all parties.
