Nestled near downtown Huntsville, Alabama, this 159-bed skilled nursing facility is conveniently situated less than two miles from two prominent hospitals. Recent physical plant upgrades have enhanced the facility’s amenities and thus overall quality of care.
Blueprint was engaged by a public REIT to run a sales process, as the facility was the only remaining asset their tenant operated in the state.
While the facility once boasted a healthy NOI with a strong margin, it struggled to recover to historical levels post-Covid. Blueprint highlighted its strong past performance and the stability and growth of the Huntsville MSA to garner attention from national and local owner/operators, public REITs, and private equity buyers across the country.
After a targeted marketing process, Blueprint procured seven competitive offers and ultimately selected a national owner/operator with an existing presence in Alabama.
