The three memory care communities, totaling 108 units, featured all-private units with modern amenities. The communities are located in the highly desirable markets of Fort Worth, Austin, and San Antonio.
The current owner, a real estate investment firm that predominantly invests in skilled nursing assets, engaged Blueprint given its industry-leading track record in Texas to divest of their only memory care assets.

The deal was positioned as a unique opportunity for an incoming owner/operator with regional expertise to integrate the communities into an existing platform, implement key cost control measures, and execute on a targeted cap-ex investment plan to elevate each community’s profile and drive private pay rents.

Blueprint ran a highly competitive marketing process, resulting in three competitive offers, and ultimately advised the seller to move forward with a regional owner/operator eager to expand its footprint beyond its current presence exclusively within the San Antonio market.

Working with multiple stakeholders which included the buyer, exiting operator, and buyer’s lender, Blueprint ensured a smooth transition and successful closing.
