Located throughout the State of Wisconsin, the Dove Healthcare portfolio consists of eight total assets encompassing 526 total beds/units of skilled nursing and assisted living with regional concentration in and around Eau Claire, Wisconsin. The portfolio consists of 304 licensed skilled nursing beds, 104 RCAC units, and capacity for 118 CBRF residents spread across eight properties, with five of the eight located within an 11-mile radius and all located within an approximate 1-hour drive time, offering dominant market share and operational synergies
The portfolio consists of mostly five star rated communities located in close proximity to all the major regional hospitals including HSHS Sacred Heart, Marshfield Clinic, and Mayo Clinic-Eau Claire acute referral networks

During the due diligence period, the portfolio benefitted from significant statewide Medicaid reimbursement rate enhancements in Wisconsin, which were effective July 1st, 2023. Additionally, October 1st, 2022, rate increases across all portfolio private pay RCAC/CBRF residents ranged from 8% to 15%, generating further revenue upside for the acquirer which further bolstered the ability to attain attractive financing terms

Blueprint actively managed the offering and focused exclusively on highly reputable acquirers with a clear focus on the State of Wisconsin, ultimately bringing in five LOIs. The acquirer, a Wisconsin-focused owner-operator, is inheriting a top-tier management platform poised to continue a tradition of excellent care in the region
