Originally constructed in 1972, Christian Care Center of Texarkana was designed with three resident wings to offer rehabilitation, skilled nursing, cognitive care, and long-term care. The facility maintained a positive reputation and longstanding relationships with three nearby regional health systems referring patients for their post-hospitalization needs. In recent years, overall census and quality mix declined leading the operator to temporarily close one of the resident wings for efficiency and expense management purposes.
Blueprint was engaged and positioned the offering as a value-add opportunity for an incoming operator infusing new capital to reopen the closed wing and restore stable census levels through a strategic marketing and community outreach effort. Tasked with executing an expedited sale process, Blueprint showcased the facility’s considerable upside, ultimately garnering interest from an established provider in the region. Motivated and committed to quickly mobilizing its team to transition the operations, the transaction was uniquely structured to achieve an accelerated timeline. Blueprint’s collective transaction oversight helped align all parties’ interests, successfully closing the transaction just 60 days after offer acceptance.
