The Portfolio consisted of four facilities totaling 315 skilled nursing beds as well as 24 assisted living beds, with desirable locations in the growing submarkets of Dallas Fort-Worth, Austin, San Antonio, and Houston
All facilities constructed between 2017 and 2018, averaged a 5-Star CMS Rating, and featured resort-style amenities with state-of-the-art therapy and rehabilitation gyms
The Portfolio was not stabilized, and while performance was trending upward, it still suffered from the impact of COVID-19 on census and staffing
Blueprint positioned the deal as a rare opportunity to acquire a well-established Portfolio with improving census and revenue trends at a price significantly below replacement cost
After running a highly confidential and competitive marketing process, Blueprint successfully procured a buyer who structured a new 10-year lease with one of their existing operating partners
The Portfolio sold for approx. $52 million or $153,000 per bed/unit
