Ottawa Retirement Village, a 100% rental community, is located approximately one hour southwest of Kansas City and features a mix of independent living, assisted living, and skilled nursing beds. The campus was originally constructed in 1984 and expanded in stages throughout the 1990s. In recent years, the property struggled to maintain stable census and staffing levels, and performance declined as a result. Representing its only presence in the state and operating the campus from afar, the seller was motivated to exit.
Blueprint’s marketing efforts targeted both for-profit and non-profit prospective buyers interested in expanding their presence in the state. After developing an ensuing competitive bidding environment, Blueprint selected California-based Ensign Group as the purchaser, given its extensive experience acquiring seniors housing and care properties from non-profit sellers.
