With the campus being the only licensed provider in town, all assisted living units were occupied at the time of sale, but its skilled nursing bed census hovered around only 30%. Blueprint was tasked with sourcing and executing a relatively speedy transaction for its client, while also maximizing execution certainty in light of the occupancy challenges. Through Blueprint’s knowledge of the regional market and, more specifically, of new entrants in the space seeking value-add acquisition opportunities, an inconspicuous owner-operator buyer was sourced and selected, following a thorough vetting process. While the parties encountered various obstacles during the diligence review and licensure approval stages, Blueprint was able to swiftly maneuver through the issues to keep the deal on track through closing.
