Consisting of more than 1,350 beds, 10 of the facilities are spread across the state of Virginia in both metropolitan and rural markets. The remaining two properties, an assisted living community and a skilled nursing facility, are located on a single campus in nearby Pennsylvania. The geographically clustered portfolio offers strong reimbursement rates and high operating margins in one of the most sought after regions for skilled nursing in the country.

The offering posed a rare opportunity for an investor to acquire a sizeable portfolio in a market with high barriers to entry, subject to a recast NNN lease with the existing operator remaining in place. While the portfolio was acquired prior to a formal marketing campaign, Blueprint’s advisory, valuation, and positioning strategy effectively maximized transaction value for the seller.
