The portfolio was positioned as a unique opportunity for an incoming investor/operator to strategically develop a new regional operating platform, or expand on an already existing one. Further, the Portfolio presented an opportunity to capitalize on clear and identifiable operational upside at each facility. At the time of sale the Portfolio was 52% occupied, had a quality payor mix of approximately 41%, and generated Total Revenues and EBITDAR of $8,640,000 and $350,000, respectively.
Through its selective and confidential marketing process, Blueprint procured multiple competitive bids. Ultimately the winning bidder was a New York-based owner/operator that had made it a top priority to purchase the Portfolio given their interest in expanding in Iowa. Blueprint effectively structured a creative transaction which consisted of an interim lease agreement, with a purchase option to be executed by the buyer within the next 12 months.
