Opened in 1998, the community is surrounded by tremendous private pay fundamentals and boasted impressive historical occupancy and cash flows, along with a sharp rebound that saw occupancy and margins re-stabilize by the end of 2022.
Given the profile of the submarket and vintage of the asset, Blueprint focused its marketing efforts on a targeted list of well-capitalized national investors and New England-focused operators with familiarity and/or presence in the region.
Blueprint articulated the opportunity to the market as one with in-place cash flow, a history of proven performance and market acceptance, and near-immediate upside through strategic capital investment and a targeted marketing campaign.
Through a highly competitive, multi-round marketing effort, Blueprint received several offers from a field that included private equity firms, a publicly traded company, and an under-the-radar regional non-profit owner/operator.
Notably, the NFP had not been active in the acquisition market for several years, though it emerged as the most competitive bidder in the field, pushing up pricing and terms across the board, and ultimately winning the deal.
Blueprint remained closely involved throughout the entirety of the process by working with all stakeholders to facilitate definitive agreement negotiations, manage due diligence, and ultimately close transaction.
