Blueprint facilitated the sale of Elison Independent Living of Niles, a 288-unit independent living community in Niles, Illinois. An institutional owner engaged Blueprint to market the property.
Current ownership had recently completed high-end renovations to the common areas. Capitalizing on that, alongside an incoming owner’s regional presence, the community is well-positioned for stabilized operations.
Blueprint launched a broad marketing campaign, targeting a range of potential buyers, including traditional seniors housing, active adult, and multi-family acquirers. After a strategic process, the seller chose to move forward with a historically multi-family purchaser, Legacy Crossings, which was eager to enter the seniors housing market.
The property was purchased by Legacy Crossings, an Owner Operator with a presence in Florida and Illinois. Legacy Crossings plans to undertake an extensive capital improvement project to maximize the property's potential as an active adult community in this growing market.
