Blueprint’s Behavioral Healthcare and Seniors Housing Teams joined forces to successfully market for sale an existing memory care community to be converted to a residential substance use disorder clinic located in Dayton, Ohio
Blueprint provided the client with two independent valuations; one as the community is currently utilized and one as a behavioral healthcare conversion, ultimately recommending that the seller include a behavioral healthcare marketing strategy given the demand from behavioral providers and needs within the Dayton market
Blueprint’s ability to deploy a two-pronged marketing campaign ultimately yielded the highest price and most optimal terms for the client. The accepted offer was made by a behavioral healthcare focused ownership group that plans to convert the existing memory care asset to an inpatient substance abuse disorder care center
Price point and certainty of execution were two key components of the engagement. The acquirer agreed to substantial non-refundable earnest money deposit to show commitment to the transaction, which allowed the seller to confidently commence with the closure process. Blueprint worked with all parties to expeditiously close the transaction
