The community, while having never been occupied, presented an ideal physical plant layout and appropriate zoning entitlements for an inpatient behavioral healthcare use. Blueprint was able to identify demand from multiple operators seeking to lease the property, based on growing market need and a favorable reimbursement environment in the Commonwealth of Virginia.
Blueprint deployed a marketing campaign to identify behavioral healthcare-focused operators that were acceptable to client. Ultimately, after a thorough process and LOI negotiations, a national substance abuse operator, who Blueprint has an existing relationship with, was selected as the ideal tenant for the asset based on lease terms and execution capability.

In addition to negotiating lease terms, credit worthiness and the ability to mobilize quickly were key components of the assignment. Blueprint procured multiple LOIs throughout the engagement process but ultimately helped the client close the transaction with a growing national behavioral healthcare provider.
