Blueprint was engaged by a private partnership to advise and oversee the strategic real estate sale of two inpatient eating disorder centers, both leased to a national provider under long-term NNN leases. The treatment centers were strategically located in high-barrier-to-entry markets outside of New York City and Portland, Oregon, respectively, and had approximately eleven years remaining on their initial lease terms.
Both treatment centers were among the tenant’s best performers historically and generated consistent, above-market-rent coverage over the years. Blueprint highlighted both centers’ stabilized operating metrics and high reversion value real estate in a highly competitive marketing campaign to NNN real estate buyers.

Through its strategic marketing efforts focused on NNN real estate buyers, Blueprint procured multiple offers but chose and recommended a well-capitalized group based in the Midwest who has substantial experience and understanding of behavioral healthcare operating models.

In addition to identifying and helping to negotiate attractive sale terms for the Seller, speed and execution probability were key components of this assignment. Blueprint procured multiple LOIs throughout the engagement process and helped successfully bring both assets to close in under 100 days from the initial marketing campaign launch date.
