Solterra Castle Rock ownership engaged Blueprint to run a comprehensive marketing process on its dually-certified skilled nursing facility, a 1970s-era facility which sits between Denver and Colorado Springs, two affluent submarkets
The facility benefitted from its well-respected and proven Colorado SNF operator who was brought in by ownership in 2016 under a NNN lease structure
Blueprint successfully secured a compelling offer from an out-of-state buyer looking to make a strategic acquisition in Colorado. However, the buyer ultimately decided to withdraw their offer, allowing the existing tenant to pursue the deal by exercising their purchase option at a previously agreed upon price
While the tenant had originally planned to assume the owner’s existing HUD loan at closing, both parties agreed to move forward with an all-cash deal to bring this transaction quickly and efficiently to a close
