The Trousdale Foundation, a non-profit 501(c)(3) owner through Trousdale Living Communities, Inc., its management company, based in Cleveland, Tennessee, selected Blueprint to advise and oversee the strategic sale of its skilled nursing facility in Madisonville
Constructed in 1982 with 81 licensed beds, the facility is well-situated on four acres approximately 10 miles south of Sweetwater Hospital. As the only licensed provider in the city, the high-quality facility generated meaningfully positive cash flow resulting from continuous census growth and a recent Medicaid rate increase
Without ever actually taking the facility to market, Blueprint presented viable and compelling options to sell the facility. The Seller ultimately selected a New York-based provider, advancing the Buyer’s strategic expansion in Tennessee
Blueprint played an active role alongside ownership, skillfully negotiating the transaction terms and navigating through the transaction process amidst unconventional market conditions. The Buyer collaborated with the Seller to ensure a seamless transition and sale process, resulting in a successful closing to start the second quarter with the purchase price of $150,000 per licensed bed
