The 89-unit assisted living and memory care community is well located in Litchfield Park, an affluent and rapidly growing western suburb of Phoenix.
Developed in phases between 2015 and 2017, the community encompassed nine uniquely designed residential homes, arranged in a neighborhood setting, with each home featuring a dedicated kitchen and communal space.

The community accepted both private pay and ALTC (Arizona Medicaid) residents and at the time of marketing was approaching stabilized occupancy. The community was projected to experience favorable year-over-year rate growth given the lack of new or planned competing developments within the local market.

Blueprint positioned the deal as a unique opportunity for an incoming regional owner/operator to acquire a well-occupied community at an attractive basis and to leverage the community’s location within a highly populated suburb of Phoenix that featured strong local market fundamentals.

By leveraging its industry-leading relationships with the most active seniors housing acquirers in Arizona, Blueprint was able to generate multiple competitive offers, ultimately advising the seller to move forward with a regional owner/operator that presented strong execution certainty evidenced by the all-cash nature of their offer, as well as waiving diligence upon execution of the PSA.

By working in lockstep with all parties, Blueprint was able to effectuate a sale in 112 days from LOI signing.
