Blueprint was engaged by both the developer landlord and existing tenant to secure a new operator and lease arrangement for a state-of-the-art, rehabilitation and care facility located in the affluent Boston suburb of Danvers.
Located across the street from Beverly Hospital at Danvers and within close proximity to several other referral sources in this densely populated suburb, the facility was constructed in 2012 and is the newest skilled nursing facility serving the local submarket. The facility’s census quickly rebounded from the pandemic reaching stabilization with an impressive quality payor mix.
Blueprint’s strategic marketing process yielded three competitive lease proposals from reputable regional providers known for delivering high-quality care. Following multiple rounds of bidding, the property owner ultimately selected a growing East Coast-based operator given its recent expansion into Massachusetts with its first acquisition in the state earlier this year.
Blueprint assisted the parties through new lease agreement negotiations as well as the lease termination with the outgoing operator. The incoming operator received state licensure approval in a timely manner, leading to the successful operational transition and new lease commencement on August 1st.
